June was a busy month for Council, with lots of business happening before the summer. Some highlights include:

  • Council approved a conditional use for Prairie Roots Fitness to operate a fitness studio at Unit 1-746 Schultz Ave in the Business Park.
  • A public hearing was held for, and Council approved, a variance for 400 and 500 Drovers Run that varies the building height from 35 feet to a maximum of 71 feet, and from 3 stories to 6 stories.
  • Council meetings in September have been moved around, with the new council meeting dates being Sept. 9th at 9:00 AM and Sept. 23rd at 7:00 PM.
  • And more!

LMAC (short for Last Month at Council) is an initiative by Council to give residents and ratepayers of the Town of Niverville a quick look at what Council passed and approved over the last month, with helpful descriptions of terms that may not be common knowledge.

June 3rd, 2025 – Council and Public Hearing

  • A public hearing was held for, and Council approved, Conditional Use Application C15-25, which allows Prairie Roots Fitness Ltd. to operate an indoor participant recreation facility that includes a gym and fitness classes at Unit 1 – 746 Schultz Avenue in the Business Park.
  • Council approved $299,598.03 of cheques and electronic fund transfers for payment.
  • Council approved the April 30th, 2025, Financial Statement as presented.
  • Council approved a request to extend Conditional Use C9-24, which allowed the use of an interior storage unit at Unit 2 – 535 Wittick Street, to June 25th, 2026.
    • An extension in a Conditional Use means that whatever the conditional use allows is allowed to continue further for a period no longer than 12 months. Conditional Uses are granted for one-year periods, and applicants are required to apply for an extension if they want to continue it. In this case, the conditional use was originally approved in June of 2024, so this will be the applicant’s first extension.
  • Council resolved, in accordance with Section 326 of the Municipal Act, that the supplementary taxes provided by the Manitoba Assessment Services dated May 20th, 2025 be added to the Tax Roll.
  • Council moved around the September 2025 Council meeting dates:
    • The Tuesday, September 2nd, 2025, Council Meeting was moved to Tuesday, September 9th, 2025, at 9:00 AM.
    • The Tuesday, September 16th, 2025, Council Meeting was moved to Tuesday, September 23rd, 2025, at 7:00 PM.

June 17th, 2025 – Council and Public Hearings

  • A combined public hearing was held for, and Council approved, Bylaws No. 876-25 and No. 877-25., which
    • Bylaw No. 876-25 closed Venture Way (an undeveloped strip of land that was only a road on paper), sold the land, and opened a municipal road allowance.
    • Bylaw No. 877-25 closed a portion of public lands used as a public reserve and opened a new public reserve.
  • A public hearing was held for, and Council approved, Variance Application V8-25.
    • This variance was applied for by Mr. Ray Drowse on behalf of Fairway Vistas Inc. to vary the building height of a proposed concept building from 35 feet to a maximum of 71 feet from grade to the top of the façade parapet, and to vary the number of storeys from 3 storeys to 6 storeys, at 400 and 500 Drovers Run.
    • Council received 2 letters and 1 petition in opposition to the variance before the public hearing.
    • At the public hearing itself, 3 in attendance were in opposition and 7 in attendance were in favour.
  • Council approved a noise bylaw exemption for 2 Errington Place on September 6th, 2025, from 6:00 PM to 11:00 PM.
    • This approval of a noise bylaw exemption is subject to the applicant notifying the adjacent properties.
  • Council approved $799,734.96 in cheques and electronic fund transfers for payment.
  • Council approved the May 31st, 2025, Financial Statement as presented.
  • Council gave 1st reading to Bylaw No. 878-25, a bylaw to rezone 2465 Krahn Road from Agricultural Limited to Residential High Density.
    • The public hearing for Bylaw No. 878-25 is scheduled on Tuesday, July 15th, 2025, at 7:00 p.m. at the Niverville Community Resource & Recreation Centre, 501 Centre Street, Niverville, MB.
    • Bylaw No. 878-25 is an amendment of Zoning Bylaw No. 795-18, as amended, which rezones the area generally described as being the ELY 340 feet of the WLY 406 feet of the NLY 640 feet of the SLY 1040 feet of the NE ¼ of Section 36-7-3 EPM, civically known as 2465 Krahn Road, from Agricultural Limited (AL) to Residential High Density (RHD).
